Garage Opener Services
When your automatic garage door opener stops working, several issues may be causing the problem. The motor may have broken a gear or simply gone down due to age and wear and tear, causing the opener to seize up and not work at all. The transmitter may be failing or photo eye or the track may be out of alignment causing the door to open unevenly and get stuck. In any of these cases, your garage door has been rendered useless and inoperable and in need of a professional’s attention.

Openers are essentially small electric motors that allow your garage door to move with the press of a button. This unrivaled convenience can become a bother, especially if your car is trapped inside. Our certified techs specialize in repairing, maintaining, and installing garage door openers throughout the Albuquerque Area.
On time and professional. The team was very up front as to what went wrong with the spring, gave me an estimate and were up front in letting me know that they might have to order the part but would make sure the garage would close. Either way, it took them an hour to replace the spring and without being pushy or overbearing told me some of the issues that might arise with the type of garage door I had (original builders). The guys saved me from a headache and I would recommend this company any time.

Common Signs You May Need Garage Opener Services
If your garage door opener is sluggish, noisy, or stops working, it needs attention. Catching problems early saves you money.
Unexpected Reversals: Your garage door starts to close, but it hits the floor and immediately opens back up. This means your safety sensors are blocked or broken, or the opener’s force settings need adjustment.
Strange Noises: You hear new grinding, screeching, or rattling sounds. This points to worn-down metal gears or a dry chain drive inside the opener.
Motor Runs but Door Doesn’t Move: You hear the motor hum, but the door stays completely still. The gear and sprocket inside the machine have likely stripped or broken.
Sluggish Operation: The door takes much longer than normal to open or close. This signals an aging motor or insufficient lubrication.
Random Opening and Closing: Your door opens or closes on its own. A faulty wall button, damaged wiring, or a glitchy remote receiver often cause this “ghosting” behavior.
Intermittent Remote/Wall Switch: The remotes work sometimes but fail at other times. If changing the remote batteries does not fix it, the internal receiver board may be failing.
The Door Shakes or Vibrates: The door shudders violently as it moves. This means parts inside the opener are loose, or the lifting mechanism is off-balance.
Door Opens Only Part Way: The door stops or reverses halfway up or down. The opener’s travel limits (which tell the door exactly where to stop) are likely set incorrectly.
Old Age: Your opener is more than 10-15 years old. Older units wear out and lack modern safety features.
Garage Door Opener Repair vs Replacement
Repair your garage door opener if it is under 7 years old, and replace it if it is over 10 years old or needs repeated repairs.
When to Repair
Fixing your opener is a good idea if the problem is minor and your unit is relatively new.
- Minor issues: A new remote battery, misaligned safety sensors, or broken light bulbs are cheap fixes.
- Specific parts: Replacing an old capacitor or drive gear is often affordable.
- Quick adjustments: Moving your up-limit switch or adjusting the track can quickly solve a door that won’t close all the way.
When to Replace
Upgrading to a new system makes more financial sense if your opener is old or the motor is dying
- Age: Openers last about 10 to 15 years. If your system is approaching this age, replacement is smarter than dealing with constant breakdowns.
- Safety: Older models lack modern safety features like rolling-code encryption (to prevent hacking) and motion sensor auto-reverse.
- Smart Features: Modern units offer Wi-Fi, smartphone control, and quiet belt-drive operation.
- Cost ratio: If your repair bill approaches half the cost of a brand-new unit, it is time to upgrade.
VERY impressed with these guys. Very professional. Very courteous. Honest dudes with integrity. I used a bigger, nationwide outfit (that has a letter and a number as part of its business name) and overpaid for the service several years ago. When the garage door was damaged, I called them back out and they said that the door needed to be replaced and that I needed new tracks and a new opener. The price was going to be nearly $6,500.
Over The Top dudes came out and said they could replace the damaged panels (x2), service our door, and install the best opener made for less than a third of what the other outfit wanted. When it came to the day of service, the two owners and a helper showed up, and they were gone within 90 minutes. They answered all of my questions, the work was done correctly, and they saved me several thousand dollars. I’ll be calling you guys again.
